3,100 sq m Cold Storage for 1,600 Tonnes: Two Temperature Regimes

The cold storage facility occupies 3,100 sq m and holds 1,600 tonnes at a time across two temperature regimes. 800 tonnes are chilled at +2 to +4 °C and 800 tonnes are frozen at −18 to −23 °C. The facility is intended for storing fruit and vegetable produce and for inter-seasonal trade.

Having both regimes under one roof supports an inter-seasonal trading model: the harvest is bought at the peak of the season at the peak of the season and sold when prices are higher. Cold storage capacity of this scale is the key shortage in the complex's catchment area, which is why the facility is aimed at both farmers and wholesale operators in the food category.

Warehouse and Wholesale Base Lease Rates per Square Metre

Ulgurji savdo bazasi is a standalone 3,100 sq m building for wholesale trade in food products. It is built, connected to utilities and ready for operation. The format suits distribution, cross-docking and holding stock.

Warehouses and open-plan units are leased on a sliding scale: the monthly rate per square metre falls as the leased area grows. Standalone shops comprise 23 turnkey units of 25 to 125 sq m, leased at UZS 50,000 per sq m per month (25 sq m — UZS 1,250,000; 50 sq m — UZS 2,500,000). Units can also be bought outright, from USD 750 per sq m for a single payment, with higher rates under instalment plans of up to nine months.

Utility tariffs: electricity UZS 1,100 per kWh, natural gas UZS 2,000 per cubic metre, water supply UZS 15,000 per cubic metre, sewerage UZS 3,000 per cubic metre. Tariffs may be revised if regulated supplier rates change.

Why a Warehouse on the M-34: Transit Plus Local Demand

A front-line position on the M-34 Tashkent–Dushanbe highway gives the warehouse two independent flows.

Local demand. The complex serves the city of Yangiyul and the Yangiyul district, the Quyichirchiq, Chinoz, Oqqoʻrgʻon and Zangiota districts, and the districts and towns of the Sirdarya region — roughly 850,000 people and about 3,600 active entrepreneurs. Today they have to travel to Tashkent for goods; the wholesale base and cold store remove the need for that trip.

Transit. The complex stands on a transport hub linking two regions, six cities and ten district centres. Product categories on site include food, agricultural produce, household and construction materials, clothing, appliances, carpets and furniture, with wholesale trade as the primary focus.

On-Site Logistics: 300 Parking Spaces, Bus Terminal and Access Roads

The grounds are asphalted and landscaped. Parking for 300 vehicles serves both trucks and warehouse tenants.

A bus terminal with platforms and a waiting hall operates on site as a transport hub on the M-34. Alongside it are a canteen with 120 seats serving hot meals, a mini-bank and a car wash. The complex draws its water supply from its own water tower.

The dekhkan market on the same site offers 300 trading places in covered rows with water and electricity connected; a place is assigned to the trader, and terms are agreed with the market administration.

The owner is Toshkent Regional Trading LLC, in business since 1994, with an office at 2 Afrosiab Street, Tashkent. The complex is built and connected, so a partner carries no construction or utility connection costs; title documents are provided at the due diligence stage. The company assists with district approvals and utility connections.
