You can rent or buy a retail unit of 25 to 125 sqm, take a warehouse, occupy a stall at the farmers market, or place goods in the cold storage facility. The complex is commissioned, all utility networks are connected, and the grounds are paved and landscaped.
Each type of space at the complex can be taken separately — there is no requirement to take the whole site — there is no requirement to take the whole site.
Stand-alone retail units: 23 premises from 25 to 125 sqm, delivered turnkey with utilities connected. Rent is UZS 50,000 per sqm per month. A 25 sqm shop costs UZS 1,250,000 per month, a 50 sqm shop UZS 2,500,000 per month.
A unit can also be purchased outright, after which no further rent is payable. Paying 100 percent up front costs USD 750 per sqm (25 sqm = USD 18,750). With a 50 percent down payment and the balance over three months the price is USD 850 per sqm (25 sqm = USD 21,250). With a 30 percent down payment and the balance over six months it is USD 950 per sqm (25 sqm = USD 23,750). With a 30 percent down payment and the balance over nine months it is USD 1,000 per sqm (25 sqm = USD 25,000).
Warehouses and open-plan premises are let on a sliding scale: the larger the area, the lower the rate per square metre.
Farmers market stalls: 300 trading places in covered rows, with water and electricity supplied and each place assigned to a specific trader. Terms are agreed with the market administration. Cold storage capacity is available separately.

A bus station with platforms and a waiting hall operates on site — a transport hub on the M-34 linking two regions, six cities and ten district centres. Alongside it are parking for 300 vehicles, a canteen with 120 seats serving hot meals, a mini-bank, a car wash and a car showroom with its display window facing the highway. For a tenant this means visitors arrive at the site for more than one reason, and passenger and transit traffic adds footfall to the retail rows and shops.
The complex serves an area with a population of roughly 850,000 people and about 3,600 active entrepreneurs.
Today entrepreneurs in this area have to travel to Tashkent to source goods. The Ulgurji savdo bazasi wholesale food base of 3,100 sqm and the 1,600-tonne cold storage facility make that journey unnecessary: purchasing and storage can be done locally. The product groups handled at the complex are food, agricultural produce, household and construction materials, clothing, home appliances, carpets and furniture, with the primary focus on wholesale trade.
The site covers 40,000 sqm, with 13,500 to 14,000 sqm of covered space. Gas, electricity, water supply and sewerage are connected, the grounds are paved and landscaped, and the site has its own water tower. Some facilities are still being completed.
The cold storage facility covers 3,100 sqm and holds 1,600 tonnes at any one time in two temperature regimes: 800 tonnes chilled at +2 to +4 °C and 800 tonnes frozen at −18 to −23 °C. This makes it possible to buy produce at the peak of the season and sell it when prices are higher.

The owner is Toshkent Regional Trading LLC, a company operating since 1994. Besides leasing, the available formats are purchase of premises with instalments of up to nine months, a joint venture, and operator management of a business line.
The procedure is straightforward:
1. You tell us which premises interest you and in which format — lease, purchase, joint venture or management. 2. The company sends detailed information: layouts, areas, land and building documents, and current occupancy. 3. A site visit. 4. Agreement of commercial terms and signing of the contract.
The complex is built and connected, so a tenant carries no construction or utility connection costs. All title documents for the land and buildings are provided at the due diligence stage. The company assists with district-level approvals and utility connections.
